The Intern will help the Asset Management team gather, review, and analyze relevant information and data for departmental operations, with a focus on delivering high quality results.   What You'll Do - Assist in performing asset management functions including performance reporting, hold/sell scenario analysis, and value-add opportunity analysis; - Support with the drafting and updating of commercial asset plans; - Assist in reviewing property valuations and portfolio performance; - Assist in research and financial modeling for BPI's commercial and mixed-use developments; - Participate in commercial site visits; - Provide ad hoc support to the Commercial Leasing and Property Management teams.

Reporting to the Director, Corporate Accounting, the Assistant Controller will be accountable for the effective operation of the organization’s investment portfolio which includes the management of all partner and joint venture entities along with the management of investments in other operating companies and capital placements outside of real estate. The Assistant Controller will provide leadership and coordination of financial deliverables, support analysis and reporting, and drives the budget functions for their portfolio.   What You'll Do   - Manage and review all financial activities for the assigned investment accounting portfolio (i.e., budgeting and forecasting process, variance analysis, monthly, quarterly, and annual close processes, payroll); - Provide on-going support and value-add analysis with business units to monitor costs, review operations and strategy for investment portfolio to increase profitability; - Build and maintain relationships with operations managers of business units; - Manage and approve consolidated monthly, quarterly, and annual consolidated financial statements, cash flow forecasts and supporting schedules to support the internal and external reporting requirements for Bosa Enterprise Corporation and its subsidiary companies; - Prepare and/or review audit working papers, note disclosures, and entity financials; - Create and implement Investment Accounting policies in accordance with ASPE; - Maintain / review the monthly calendar noting all deliverables and timings for Joint Ventures and Limited Partnerships; - Manage Joint Venture and Limited Partnership property and fund level capital requirements (cash calls, forecasting, partner communications on same, etc.); - Participate in development and ongoing improvement of reporting packages and implement improvements and programs designed to improve efficiency and support the business; - Build an inclusive environment that balances challenge and support for the Investment Accounting team, providing support and development opportunities to team members that contribute to high performance and engagement; - Monitor and continuously improve control, validation, and authorization procedures.

The Customer Care Representative plays a key role in homeowner orientations, suite inspections and coordinating repairs for deficiencies across the company’s project portfolio.   What You'll Do - Schedule and complete suite pre-inspections, inspections, and homeowner orientations; - Respond to questions regarding the inspection process and act as a community liaison; - Offer solutions to best meet customer needs, according to company standards; - Maintain adequate stock of supplies, equipment, parts, and materials needed to complete warranty work orders and keep track of inventory; - Collaborate with the Customer Care Team to communicate service item status, prioritization, and timing to complete requested warranty work. Bosa Properties is looking for a Construction Manager to join our team of talented real estate professionals. Reporting to the ­­Director of Construction, this individual will have a unique opportunity to ­­­­work on projects in Vancouver on both the Development and Construction sides of the business. The Construction Manager will act as the project representative, liaising with the respective Development Managers, Consultants, and Construction Management teams. They will play a key role in facilitating consistency and accountability to achieve project schedules, budgets and key deliverables.   What You'll Do - Lead and engage a high performing project team, fostering collaboration and ensuring the project is delivered on schedule and exceeds end-user expectations; - Lead and manage external project stakeholders, ensuring they are accountable to the highest standards; - Partner with Development Manager to develop the construction budget and schedule throughout the preconstruction phase; - Lead and oversee the project design development with the Consultant team to complete a IFT drawing set that aligns with the project proforma through efficient design, value engineering and scope selections for the corresponding project visioning; - Tender and execute the enabling works associated with the respective projects, such as hazmat and demolition, off-site civil works, and various on-site monitoring works; - Collaborate closely with contractor’s procurement and preconstruction team, with early involvement of suppliers and trades to evaluate products and systems; - Monitor, track and conduct risk analysis of project performance, schedule and budget adherence and forecasting; - Develop contingency plans and guide the project change management process with detailed involvement in contract administration and forecasting; - Lead and plan the quality control and project close-out phase with the contractor and Customer Care team to ensure adherence to the expected quality standards and achieving outstanding Net Promotor Scores from our clients; - Ensure project milestone completion dates are being met; - Present monthly project performance reports to the leadership team; - Participate in project meetings with internal and external stakeholders to monitor and facilitate the project's ongoing progression while providing planning and solutions; - Foster the culture of partnership with team members, consultants, contractors, and trades.

This individual will participate in planning and strategy sessions on the portfolio and acts as an expert resource on the financial aspects of the project for the development and marketing resources collaborating on the project.   The projects you will work on are predominantly concrete high-rise buildings throughout the Lower Mainland, with an expanding project portfolio that includes assets in the United States. This portfolio comprises of projects in various stages of the development life cycle.   What You'll Do - Initiating new project pro-forma set-ups, and participating in the review of budget revisions, job cost allocations, and project timelines as assigned; - Creating and/or troubleshooting monthly cash forecasts and identify sources of funding to be applied to uses; - Maintaining project proformas, cashflows and budgets as assigned; - Providing timely and accurate analysis and assessments of forecasts, financial results, cash flows and operating metrics on both individual projects and group results; - Drive user friendly automation by modelling group reporting and cash flows; - Providing the Development team with financial modelling and sensitivity analyses with a view to maximizing project returns; - Advise and review work from development accounting professionals, including monthly project financing draws, trial balances, audit/management reporting package schedules, and GST returns; - Supporting financing requirements, including preparation of materials for lenders and pro-forma.
