Bosa Properties is looking for a Finance Manager – Development Accounting to join our team of talented real estate professionals. This individual will participate in planning and strategy sessions on the portfolio and acts as an expert resource on the financial aspects of the project for the development and marketing resources collaborating on the project.   The projects you will work on are predominantly concrete high-rise buildings throughout the Lower Mainland, with an expanding project portfolio that includes assets in the United States. This portfolio comprises of projects in various stages of the development life cycle.   What You'll Do - Initiating new project pro-forma set-ups, and participating in the review of budget revisions, job cost allocations, and project timelines as assigned; - Creating and/or troubleshooting monthly cash forecasts and identify sources of funding to be applied to uses; - Maintaining project proformas, cashflows and budgets as assigned; - Providing timely and accurate analysis and assessments of forecasts, financial results, cash flows and operating metrics on both individual projects and group results; - Drive user friendly automation by modelling group reporting and cash flows; - Providing the Development team with financial modelling and sensitivity analyses with a view to maximizing project returns; - Advise and review work from development accounting professionals, including monthly project financing draws, trial balances, audit/management reporting package schedules, and GST returns; - Supporting financing requirements, including preparation of materials for lenders and pro-forma.

Reporting to the ­­Leasing Manager, these individuals will have a unique opportunity to ­­­­play a key role in the residential leasing activities for a lease-up of 195 units, at our masterplan project in Squamish. This role acts as a brand ambassador from the very first interaction with any prospective resident and contributes to elevating our leasing strategies.   What You'll Do   Leasing Inquiries and Prospecting:  - Manage and promptly respond to prospective leasing inquiries. - Build and maintain relationships with prospective tenants to understand their needs and preferences, ensuring a seamless leasing process. - Play a key role in maintaining accurate suite availability and pricing based on price tower and absorption schedule.  Scheduling and Suite Showings:  - Schedule and confirm appointments with prospective tenants, ensuring utilization of Salesforce for prospect tracking and information gathering. - Conduct engaging and informative suite showings, catering to both in-person and virtual formats. - Showcase property features, amenities, masterplan, and company story to inspire confidence in leasing decisions. Lease Documentation and Resident Selection:  - Efficiently distribute lease applications and guide prospects through the application process. - Contribute to the review and selection of suitable residents by reviewing tenancy applications in line with established criteria and affordable housing requirements, if applicable. - Generate lease documents, ensuring accuracy and adherence to company policy, affordable housing agreements, and Residential Tenancy Act requirements. - Assist in coordinating move-in logistics and addressing new resident questions. Leasing Performance Analysis:  - Meet lease-up targets and goals set each month by management team. - Utilize Salesforce and other data driven software to report on leasing progress, measuring and benchmarking the performance of lease-up process. - Assist in the creation of weekly reports, catering to internal and external stakeholders to provide wins, insights, high level feedback, and leasing performance relative to budget. The DevOps Lead is responsible for providing guidance, setting standards, and directly contributing as a skilled DevOps Engineer. Additionally, this role sets work priorities for external DevOps resources, and ensures consistent and secure deployment of our applications. Our backend services are authored in .NET Core, Node.js and Java and our frontend applications are typically developed using Next.js/ReactJS and TypeScript with integrations into various other tools and systems like Salesforce, Stripe and DocuSign. We use AWS’s cloud platform for elastic container orchestration, application hosting & network/CDN services, NoSQL databases, elastic storage and streaming analytics. Reporting to the Director of Customer Care, this individual will have a unique opportunity to act as the front line of Bosa Properties, ensuring that homeowners’ concerns are addressed, and their expectations are met, in a professional and timely manner. The Customer Care Representative plays a key role in homeowner orientations, suite inspections and coordinating repairs for deficiencies across the company’s project portfolio.   What You'll Do - Schedule and complete suite pre-inspections, inspections, and homeowner orientations; - Respond to questions regarding the inspection process and act as a community liaison; - Offer solutions to best meet customer needs, according to company standards; - Maintain adequate stock of supplies, equipment, parts, and materials needed to complete warranty work orders and keep track of inventory; - Collaborate with the Customer Care Team to communicate service item status, prioritization, and timing to complete requested warranty work. In addition to the typical day, projects arise and will require you to: - Evaluate warranty reports and coordinate necessary repairs with trade contractors as needed; - Liaise with Axiom Builders’ team to resolve complex issues or escalate concerns on timely resolution from suppliers and trades; - Help support with urgent situations on-site, in close coordination with the Strata managers or the Bosa Properties property management teams; - Support the Director of Customer Care with other duties as required.

Our in-house Legal Counsel will play a key role in all major legal dealings in relation to Real Estate Development, Acquisitions, Leasing, Partnerships, Financings, and other legal matters. The Legal Counsel will work directly with various departments in the organization and the Executives and Senior Leadership Team to provide guidance and support across multiple lines of our business. What You'll Do - Providing legal guidance and advice on marketing, project sales, Strata Property Act matters, subdivision, rezoning and land title issues; - Preparing disclosure statements, amendments and addressing REDMA compliance; - Drafting and working with interests in land, such as easements, statutory rights of way, covenants, and other charges on title; - Drafting and negotiating real estate purchase and sale agreements and related documents; - Drafting and negotiating commercial leases, advising on landlord remedies for enforcement and related documents; - Advising on commercial tenancy matters, lease interpretation and enforcement of tenant obligations; - Preparing and vetting financing/mortgage documents including commitment letters, credit agreements and lender security documents; - Drafting, reviewing and advising on corporate structuring, partnership and joint venture documents; - Support with various other legal matters relating to real estate law, construction law, and corporate law work.
